I spoke with our group yesterday about the changes we are seeing in the market, some price points are hot and some are barely luke warm right now. Aside from reminding them that this is a GOOD thing when the market gets softer (because our value to consumers increases) I also shared a script with them to use with their buyers who they can't seem to get off the fence because they still want to wait.
So if you have any buyers who still want to wait for "more inventory" or for "rates to come down", here's what I suggest you use with them:
"Right now, you have a unique opportunity to shop for a home, without fighting with as many buyers because so many are sitting in the sidelines. If you wait, then you'll be out there with everyone else, which will wind up costing you more anyways, even if rates did come down (because they'd be paying more for the house)."
The above script is good for now til maybe April 15th - use it and watch your appointments increase between now and then.
Now, I know we have some buyers who have written several offers and are starting to get frustrated and tomorrow I am going to share with you how to have the "lower the standards" convo with them, because if you don't, they'll end up putting things on hold and buying with someone else. I'll cover that one tomorrow.
